<br />to wit: Commencing at the Northeast Comer of Block Six (6), above described, running
<br />thence West along the North line of said Block Six (6) a distance of 80 Feet, thence South
<br />at Right Angles a distance of 66 Feet, thence East at Right Angles a distance of 80 Feet and
<br />thence North along the East line of said Block Six (6) a distance of 66 feet to the plat of
<br />beginning
<br />GRANTOR covenants (jointly and severally, if more than one) with GRANTEE that GRANTOR:
<br />(1) is lawfully seized of such real estate and that it is free from encumbrances, except
<br />easements, restrictions and covenants of record.
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend title to the real estate against the lawful claims of all persons.
