The Trustor is Debra K. <br />Peterson and Kelly A. Peterson, husband and wife, a /k/a Borrower. The Trustee is <br />Robert D. Dawson, #20926. The Beneficiary is Don W. Schick and D. Kathryn Schick, y, <br />husband and wife, a /k/a Lender. Beneficiary's address is c/o Don W. Schick, RR 1, <br />Box 110, Curtis, NE 69025. Borrower irrevocably conveys to Trustee, in Trust, with <br />power of sale, the following: ° <br />Lot Seven (7) Mehring and Kelly Subdivision to the City of Grand Island, <br />Hall County, Nebraska. <br />together with all the rents and profits therefrom and subject to easements and <br />restrictions of record, if any. <br />Borrower owes Lender $75,000.00, evidenced by Borrower's note of even date, <br />payable according to the terms thereof. <br />This security instrument secures to Lender the debt evidenced by said note, the <br />payment of all other sums, with interest, advanced under the provisions hereafter to <br />protect the security and the performance of Borrower's covenants and agreements. <br />Borrower covenants that Borrower is lawfully seized of such real estate and has the <br />legal power and lawful authority to convey the same and warrants and will defend title <br />to the real estate against the lawful claims of all persons. <br />BORROWER AND LENDER AGREE AS FOLLOWS: <br />A. Borrower shall pay when due, the principal and interest as provided in said <br />note. <br />B. All payments received by Lender shall be first applied to advances which <br />may have been made by Lender and then to interest due and last to <br />principal due. <br />C. Borrower shall pay all general real estate taxes and special assessments <br />against the property before the same become delinquent. <br />D. Trustor shall keep the Property in good condition and repair and shall not <br />commit waste or permit impairment or deterioration of the Property and <br />shall comply with the provisions of any lease if this Deed of Trust is on a <br />leasehold. No improvement now or hereafter erected upon the Property <br />shall be altered, removed or demolished without the prior written consent <br />of Beneficiary. Trustor shall comply with all laws, ordinances, regulations, <br />covenant, condition or restriction. Trustor shall complete or restore <br />promptly and in good workmanlike manner any improvement on the <br />Property which may be damaged or destroyed and pay, when due, all <br />claims for labor performed and materials furnished therefore and for any <br />alterations thereof. <br />E.
