<br />ST. LUKE LAND DEVELOPMENT L.L.C., a limited liability
<br />company, herein called the Grantor, for and in consideration of
<br />the sum of TWO HUNDRED SIXTY -NINE THOUSAND FIVE HUNDRED SEVENTY- _
<br />FIVE AND N01100 DOLLARS ($269,575.00) received from Grantee, does o
<br />grant, bargain, sell, convey and confirm unto ST. FRANCIS MEDICAL
<br />CENTER, a Nebraska Not - for - profit corporation, the following °
<br />described real estate situated in Hall County, Nebraska:
<br />Lot One (1), Weis Acres Subdivision to the City of
<br />Grand Island, Hall County, Nebraska.
<br />TO HAVE AND TO HOLD the premises above described, together
<br />with all the tenements, hereditaments and appurtenances thereunto
<br />belonging, unto the said Grantee and to Grantee's successors and
<br />assigns forever. And Grantor hereby covenants with the said
<br />Grantee and with Grantee's successors and assigns, that Grantor
<br />is lawfully seized of said premises, that they are free from
<br />encumbrance, except easements and restrictions of record,
<br />Subdivision Agreement with City of Grand Island, agreements,
<br />restrictions and easements shown in Memorandum Agreement between
<br />Abundant Life Christian Center and The Homestead Company recorded
<br />as Document No. 97- 106675 and Supplemental Addendum to Real
<br />Estate Contract recorded as Document No. 97- 106674 and Water Main
<br />District 423 T; and that Grantor has good right and lawful
<br />authority to sell the same; and Grantor hereby covenants to
<br />warrant and defend the title to said premises against the lawful
<br />claims of all persons whomsoever.
