A Tract of land in the SW1 /4 of Section 23, T11N, R9W of the 6th P.M., being also a portion of Government lot 1 of the <br />Mainland described as followi: Beginning at a point on the west line of said Section 23, 423 feet north of the southwest corner <br />of said section, this point also being on the centerline of the Wood River Channel as described on Exhibit "A" attached to and <br />made a part of the Warranty Deed filed for record in the Office of the Register of Deeds of Hall County, Nebraska, on November <br />13, 1959, recorded in Book 129 of Deeds at Page 447; thence, northerly, on the section line a distance of 971.9 feet; thence, at <br />an angle of 90 degrees to the right, a distance of 68.5 feet; thence, at an angle of 90 degrees to the left, a distance of 19.4 feet; <br />thence at an angle of 90 degrees to the right, a distance of 140.5 feet; thence, at an angle of 90 degrees to the left, a distance <br />of 262.2 feet: thence, at an angle of 90 degrees to the right, a distance of 680 feet more or less to the centerline of the Wood <br />River Channel; thence upstream on the centerline of said channel to the point of beginning. <br />u <br />
