<br />the laws of NEBRASKA GRANTOR, in consideration of ONE DOLLAR ($1.00) and
<br />other valuable consideration received from Grantee, MARK ROZENDAL AND `S-
<br />TERRA ROZENDAL, HUSBAND AND WIFE, AS JOINT TENANTS AND NOT AS TENANTS IN
<br />COMMON conveys to GRANTEE, the following described real estate (as O
<br />defined in Neb. Rev. Stat. 76 -201):
<br />Lot Ten (10), Block Two (2), Capital Heights Subdivision, being a part
<br />of the Southwest Quarter (SW1 /4) of Section Two (2), Township Eleven
<br />(11) North, Range Ten (10) West of the 6th P.M., Hall County, Nebraska.
<br />GRANTOR covenants (jointly and severally, if more than one) with GRANTEE
<br />that GRANTOR:
<br />(1) It warrants that it will defend the title to the above real estate
<br />against the lawful claims of all persons claiming by, through and
<br />under grantor, but not otherwise;
<br />(2) That the real estate is free from encumbrances, except easements,
<br />restrictions, reservations, and covenants of record; and
<br />(3) By accepting this Special Warranty Deed, grantee acknowledges that
<br />he has had adequate opportunity to inspect the property conveyed
<br />herein as well as all improvements located thereon. Except as
<br />specifically set forth in this Special Warranty Deed this conveyance
<br />is made without warranty or representation, either express or implied
<br />and is on an "AS IS" and "WHERE IS" basis.
