Each dwelling shall have a driveway constructed of asphalt, concrete, laid stone or similar quality material of a minimum width of sixteen feet to be constructed at the time of construction of the dwelling. Sufficient off - street parking for all vehicles owned by residents shall be constructed of similar high quality material. 9. No detached secondary structures shall be located in the front or side yards of any lot. 10. No lot shall be subdivided to create smaller lots but lots may be combined to establish larger building areas. III. Restrictions on Use of Property. No lot, including the dwelling, outbuildings or any portion thereof, shall be occupied, rented or used as an apartment building or boardinghouse but should be used exclusively as a single family private residence. 2. No automobile, truck, motorcycle or other vehicle shall be repaired, dismantled or stored on any lot except in the owner's garage. 3. No signs shall be maintained on any lot except a sign advertising the owners lot or home for sale or for a garage sale. Permitted signs shall be no larger than six square feet. 4. No commercial or business enterprises or manufacturing activities of any kind shall be permitted on any lot, however, in -home offices supporting activities permitted by the City of Grand Island are permissible. No activities involving the breeding, care, training or sale of animals may be conducted nor shall any fowl, rabbits or animals other than household pets be kept upon any lots. Household pets shall not be kept, bred or maintained for any commercial purposes. Kennels or other containment area for household pets shall not exceed 150 square feet in size. 6. No noxious or offensive activity shall be conducted or allowed to exist upon any lot nor shall junk, rubbish or other waste materials be allowed to accumulate on any lot. No garbage, refuse, cuttings or waste shall be deposited on any street or road or accumulated on any lot unless placed in a suitable container. 7. Vegetation on all lots shall be properly mowed and maintained free of noxious weeds.
