								    This instrument, made this /5-'-day of July, 2003, between Eric H. Lindquist, a member of 
<br />the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor ", pursuant to a 
<br />power of sale contained in that certain Deed of Trust recorded on February 25, 2000 as Instrument 
<br />No. 2000 -01541 of the Mortgage Records in the office of the Register of Deeds of Hall County, 
<br />Nebraska, and the Secretary of the Department of Veterans Affairs, hereinafter called "Grantee ": 
<br />WHEREAS, on April 1, 2003, Eric H. Lindquist, as Successor Trustee, executed a Notice 
<br />of Default pursuant to which notice was given to Todd J. Geiger and Trisha D. Geiger, husband and 
<br />wife, Trustors, under that certain Deed of Trust recorded on February 25, 2000 as Instrument No. 
<br />2000 -01541 of the Mortgage Records in the office of the Register of Deeds of Hall County, 
<br />Nebraska, covering that certain premises described as: 
<br />LOT NINETEEN (19), BLOCK THREE (3), MEVES FIRST 
<br />ADDITION TO THE CITY OF GRAND ISLAND, HALL 
<br />COUNTY, NEBRASKA, 
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting 
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy 
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of 
<br />Hall County, Nebraska, on April 3, 2003 as Instrument No. 2003 -03944 of the Miscellaneous 
<br />Records of said County. 
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice 
<br />pursuant to said Deed of Trust and in compliance with Section 76 -1008 R.R.S. Nebraska. 
<br />Subsequent thereto, beginning on May 15, 2003, Grantor caused to be published in the 
<br />Grand Island Daily Independent, a newspaper having a general circulation in Hall County, 
<br />Nebraska, a Notice of Trustee's Sale setting forth a description of the property to be sold and stating 
<br />that the described property would be sold at public auction to the highest bidder for cash or certified 
<br />or cashier's check, at the lower level lobby of the Hall county Courthouse, 1St & Locust Street, 
<br />Grand Island, Hall County, Nebraska, at 10:00 a.m. on June 24, 2003. Publication of such notice 
<br />was made for five consecutive weeks on May 15, 2003, May 22, 2003, May 29, 2003, June 5, 2003 
<br />and June 12, 2003, the last publication being at least ten (10) days but not more than thirty (30) days 
<br />prior to the date of sale. 
<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties 
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Section 76 -1008 
<br />R.R.S. Nebraska. 
<br />Pursuant to said Notice of Trustee's Sale, John B. McDermott, attorney for Eric H. 
<br />Lindquist, Successor Trustee, did at the time and place mentioned in said Notice of Trustee's Sale, 
<br />postpone such sale for twenty -four (24) hours pursuant to Section 76 -1009 R.R.S. Nebraska. 
<br />Thereafter, on June 25, 2003, at 10:00 a.m. John B. McDermott did offer said property for sale at 
<br />public auction, and did sell the same to Mortgage Electronic Registration Systems, Inc. for the sum 
<br />of $67,861.00, it being the highest bidder therefor. Mortgage Electronic Registration Systems, Inc. 
<br />has assigned all of its right, title, and interest in and to such bid to Grantee.
