<br />Baasch, wife and husband, GRANTOR, in consideration of estate
<br />planning, received from GRANTEES, DENNIS B. BAASCH and KATHLEEN G.
<br />BAASCH, husband and wife, conveys to GRANTEES, as joint tenants and
<br />not as tenants in common, the following described real estate (as
<br />defined in Neb. Rev. Stat. 76 -201):
<br />The East Half (E=4) of Section Five (5) , in Township Twelve (12) North,
<br />Range Eleven (11) West of the 6th P.M., Hall County, Nebraska; and
<br />The Southwest Quarter (SW+) of Section Sixteen (16), Township Twelve
<br />(12) North, Range Eleven (11) West of the 6th P.M., Hall County,
<br />Nebraska; EXCEPT a tract of land comprising a part of the Southwest
<br />Quarter (SW;.) of said Section Sixteen (16) and more particularly
<br />described as follows: All of the southerly forty -five (45) feet of the
<br />Southwest Quarter (SW4) of said Section Sixteen (16) (which is
<br />presently occupied by county road right -of -way).
<br />GRANTOR covenants (jointly and severally, if more than one)
<br />with GRANTEES that GRANTOR:
<br />(1) is lawfully seised of such real estate and that it is
<br />free from encumbrances except easements, covenants and
<br />restrictions of record;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend title to the real estate against
<br />the lawful claims of all persons.
