<br />Commercial Federal Bank, a Federal Savings Bank, successor to Commercial Federal
<br />Mortgage Corporation, a corporation organized and existing under the laws of Nebraska, GRANTOR,
<br />in consideration of One Dollar ($1.00) and other valuable consideration, received from GRANTEE,

<br />GRANTEE, the following described real estate (as defined in Neb. Rev. Stat. § 76 -201):

<br />Thirteen (13), of Rollin's Addition, and the Westerly 13 feet and 2
<br />inches of Fractional Lot Eight (8), and the Easterly 39 feet and 8
<br />inches of Fractional Lot Seven (7), in Block Four (4), in Arnold and
<br />Abbott's Addition, both being Additions to the City of Grand Island,
<br />Hall County, Nebraska.
<br />GRANTOR covenants (jointly and severally, if more than one) with GRANTEE that GRANTOR:
<br />(1) is lawfully seized of such real estate and that it is free from encumbrances, except
<br />easements, restrictions and covenants of record.
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend title to the real estate against the lawful claims of all persons.
