RONALD G. HARGENS, a single person, and MARTIN L. HARGENS and
<br />STACIA R. HARGENS, husband and wife, and MONICA R. MADSEN and BRENT
<br />L. MADSEN, husband and wife, GRANTORS, in consideration of One Dollar and Other
<br />Valuable Consideration received from GRANTEES,
<br />DENNIS B. BAASCH and KATHLEEN G. BAASCH, husband and wife, conveys to

<br />(El /2SE1/4SW1/4), all in Section 16, Township 12 North,
<br />Range 11 West of the 6th P. M., Hall County Nebraska, except for a tract
<br />of land conveyed to Hall County by the Warranty Deed filed in the Hall County
<br />Register of Deeds office April 23,1997, instrument number 97- 103021.
<br />GRANTOR covenants (jointly and severally, if more than one) with GRANTEE
<br />that GRANTOR:
<br />(1) is lawfully seized of such real estate and that it is free from encumbrances except
<br />easements, covenants, reservations and restrictions of record;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend title to the real estate against the lawful claims of all
<br />persons.
