200307365 <br />3. Sanitary Sewer. Public sanitary sewer is available to the subdivision and the <br />Subdivider agrees to extend, connect and provide sanitary sewer service to all lots in the subdivision <br />in accordance with plans and specifications approved by the Director of Public Works, and subject <br />to the City's inspection. <br />4. Storm Drainage. The Subdivider agrees to grade all lots in the subdivision in <br />conjunction with the development proposed thereon so that storm drainage is conveyed to a public <br />right -of -way or to other drainage systems so approved by the Director of Public Works. <br />5. Sidewalks. The Subdivider shall install all public sidewalks as required by <br />the City of Grand Island when the lots are built upon, and such sidewalk shall be regulated and <br />required with the building permit for each such lot. <br />6. Ingress /Egress. Subdivider agrees not to place any improvements on the <br />twenty foot (20') utility easement located on the east side of the fifty foot (50') electric utility <br />easement along the west property line of Lot 2 as shown on the plat of Crane Valley 6th Subdivision <br />unless subdivider or subsequent owner obtains a license agreement to improve this property. <br />7. Parking. The Subdivider may use the twenty (20.0) foot utility easement <br />located on the east side of the fifty (50.0) foot electric utility easement across the west side of Lot <br />Three (3) and all other utility easements for parking and landscaping purposes upon the application <br />and approval of a License Agreement with the City of Grand Island. The parking lot design must be <br />approved by the Grand Island Utilities Department as part of the License Agreement approval <br />process. <br />-3- <br />F <br />4; <br />f <br />
