<br />You are hereby notified that Susan Jackson f /k/a Walter, a single person, and Kenneth A.
<br />Jackson, Trustors, did on or about April 25, 2001, make, execute and deliver to Michael F. Kivett,
<br />Attorney at Law, as Trustee, a Deed of Trust wherein said Trustors conveyed the following described
<br />real property:
<br />"Lot 16, Argo Third Subdivision, Alda, Hall County, Nebraska"
<br />as security for repayment of a loan which the Trustors obtained from CitiFinancial, Inc. (MD),
<br />Beneficiary of said Deed of Trust, which Deed of Trust was recorded on April 30, 2001 in Instrument
<br />No. 0200103759, Mortgage Records, in the office of the Register of Deeds of Hall County, Nebraska.
<br />You are further notified that there has occurred a breach of an obligation of the Trustors for
<br />which the trust property was conveyed as security, to -wit, that the Trustors have failed to pay the
<br />Beneficiary payments which were contractually due on August 1, 2002 through June 1, 2003, together
<br />with interest accruing thereon.
<br />You are further notified undersigned Trustee, at the request of the Beneficiary has elected to
<br />declare the entire unpaid principal balance, together with interest thereon at once due and payable and
<br />has elected to sell or cause to be sold the real property described in said Deed of Trust to satisfy said
<br />obligation.
