<br />You are hereby given notice of default under a Deed of Trust
<br />executed by Steven L. Kortum, a single person, dated Januay 7,
<br />2002, and recorded January 8, 2002, as Document No. 0200200273 in
<br />the Office of the Register of Deeds of Hall County, Nebraska; said
<br />Deed of Trust securing the following property:
<br />Lot Two (2), D & V Subdivision, in the City of Grand
<br />Island, Hall County, Nebraska,
<br />said Deed of Trust being in favor of Ticor Title Insurance Company,
<br />Trustee, and Doyle L. Winfrey and Violet B. Winfrey, Beneficiary
<br />under said Deed of Trust. That a Substitution of Trustee was
<br />subsequently executed by Doyle L. Winfrey and Violet B. Winfrey
<br />naming John M. Cunningham as Successor Trustee, said Substitution
<br />of Trustee dated May 2, 2003, and recorded May 2, 2003, as Document
<br />No. 0200305535 in the Office of the Register of Deeds of Hall
<br />County, Nebraska.
<br />Said default under the terms of said Deed of Trust has
<br />occurred by virtue of nonpayment of the payments as they became due
<br />and payable under a Promissory Note dated December 1, 2001, for the
<br />months of April and May, 2003, in the sum of Five Hundred Dollars
<br />($500) per month (principal and interest), and failure to pay the
<br />real estate taxes for the year 2001 in the sum of Nine Hundred
<br />Eighteen Dollars and Seven Cents ($918.07) which includes the costs
<br />of publication and filing fees, and the first half of the real
<br />estate taxes for the year 2002 in the sum of Four Hundred Forty -
<br />Eight Dollars and Eighty -Eight Cents ($448.88). That on March 1,
<br />2003, there was currently due and owing the principal sum of
<br />Thirty -Nine Thousand Four Hundred Ninety -Two Dollars and Sixty
<br />Cents ($39,492.60), together with unpaid interest as of May 1,
<br />2003, in the sum of Four Hundred Fifty -Nine Dollars and Seventeen
<br />Cents ($459.17), together with real estate taxes as set forth
<br />above, for a total amount due and owing as of May 1, 2003, of
<br />Forty -One Thousand Three Hundred Eighteen Dollars and Seventy -Two
<br />Cents ($41,318.72), and per diem interest accruing at the rate of
<br />$7.66 from and after May 2, 2003.
<br />In addition, Trustors are hereby liable to the Successor
<br />Trustee, John M. Cunningham, for all fees and costs associated with
<br />this default and recovery pursuant to Nebraska Statute § 76 -1012.
<br />By virtue of said default, Successor Trustee, John M.
<br />Cunningham, has determined to sell or cause to be sold the trust
<br />property to satisfy the obligations referred to above.
<br />The default may be cured within thirty (30) days of the filing
<br />of this Notice, and the obligations of the Deed of Trust may be
<br />thereby reinstated as provided in Nebraska Statute § 76 -1012.
