"Unavoidable Delays" means delays due to acts of God, fire, flood, earthquake, explosion or other Casualty, inability to procure or shortage or labor, equipment, facilities, sources of energy (including electricity, steam, gas or gasoline), materials or supplies, failure of transportation, strikes, lockouts, action of labor unions, Condemnation, inability to obtain permits or other causes beyond the control of the Grantor, provided that lack of funds shall not be deemed to be a cause beyond the control of the Grantor.
