20030540'7 <br />being allocated between principal and interest as shown by an <br />Amortization Schedule attached to and incorporated in the Purchase <br />Money Promissory Note. <br />The Purchase Money Promissory Note provides time is of the <br />essence of the Purchase Money Promissory Note and if default is <br />made in the payment of any monthly installment of principal and <br />interest, the holder of the promissory note may, without notice or <br />demand, declare the entire principal sum unpaid together with <br />accrued interest thereon immediately due and payable. Upon default <br />of payment of any monthly installment, the unpaid balance of <br />principal bears interest at the highest legal rate. <br />MORTGAGOR agrees to pay all taxes and assessments upon the <br />real estate and all of the taxes, levies, and assessments levied <br />upon this mortgage and the note which this mortgage is given to <br />secure before payment is delinquent. If MORTGAGOR fails to pay the <br />taxes and assessments before delinquent, MORTGAGEES may pay the <br />taxes and assessments or other liens and are given a lien secured <br />by this mortgage for the amounts advanced with interest at the <br />highest legal rate. <br />If MORTGAGOR defaults in the payment of any monthly <br />installment of principal and interest or fails to perform any of <br />the other agreements in this mortgage, MORTGAGEES, at MORTGAGEES' <br />election, may declare the entire debt secured by this mortgage due <br />and payable at once, and foreclose this mortgage for satisfaction <br />of the total amount due. <br />MORTGAGOR agrees to insure and keep insured the improvements <br />on the real estate for protection against fire and other casualties <br />in a sum of at least the unpaid balance of principal of the <br />promissory note and to carry the insurance with a responsible <br />insurance company duly licensed to do business in the state of <br />Nebraska.
