<br />containing approximately 51 acres, more or less, EXCEPT a
<br />tract of land comprising all of Lot One (1) , Hinrikus
<br />Subdivision, and other land, all situated in the Southeast
<br />Quarter of the Southeast Quarter (SE1 /4 SE1 /4) of Section
<br />Twenty -Eight (28), Township Nine (9) North, Range Eleven (11) ,
<br />Hall County, Nebraska, and recorded as Document No. 96- 107184
<br />in the Office of the Register of Deeds of Hall County,
<br />Nebraska, and FURTHER EXCEPTING THEREFROM a tract of land
<br />legally described as the West Half of the Southwest Quarter of
<br />the Southeast Quarter (W1 /2 SW1 /4 SE1/4) of Section Twenty -
<br />Eight (28), Township Nine (9) North, Range Eleven (11) Hall
<br />County, Nebraska, and recorded as Document No. 92- 108756 in
<br />the Office of the Register of Deeds of Hall County, Nebraska.
<br />The Northeast Quarter of the Northeast Quarter (NE1 /4 NE1 /4)
<br />of Section Thirty -Three (33), Township Nine (9) North, Range
<br />Eleven (11) West of the 6th P.M., Hall County, Nebraska,
<br />containing approximately 40 acres, more or less.
<br />Grantor covenants with the Grantees that Grantor:
<br />(1) is lawfully seized of such real estate and that it is
<br />free from encumbrances subject to easements, reservations,
<br />covenants and restrictions of record;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend the title to the real estate
<br />against the lawful claims of all persons.
