<br />COPPER EAGLE BREWING COMPANY, L.L.C., GRANTOR, in consideration of
<br />ONE AND NO /100 DOLLAR, ($1.00) and cancellation of debt, receipt of which is hereby
<br />acknowledged, conveys to EQUITABLE FEDERAL SAVINGS BANK OF GRAND
<br />ISLAND, GRANTEE, the following described real estate (as defined in Neb. Rev. Stat.
<br />§76 -201) in Hall County, Nebraska:
<br />The Easterly One -Third (1/3) of Lot Seven (7), Lot Eight (8), and the
<br />Westerly One -Third (1/3) of Lot One (1), all in Block Fifty -Four (54), in the
<br />Original Town, now Grand Island, Hall County, Nebraska excepting
<br />therefrom a tract of land more particularly described in Deed recorded in
<br />Book 96 -562.
<br />Grantor covenants (jointly and severally, if more than one), with the Grantee that
<br />Grantor:
<br />(1) is lawfully seised of such real estate and that it is free from encumbrances
<br />except easements and restrictions of record;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend the title to the real estate against the lawful claims
<br />of all persons.
