<br />TRUSTEE'S DEED
<br />This instrument, made this f� day of February, 2003, between Eric H. Lindquist, a
<br />member of the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor",
<br />pursuant to a power of sale contained in that certain Deed of Trust recorded on December 23, 1998
<br />as Instrument No. 98- 112725 of the Mortgage Records in the office of the Register of Deeds of Hall
<br />County, Nebraska, and the Secretary of the Department of Housing and Urban Development,
<br />hereinafter called "Grantee ":
<br />WHEREAS, on August 12, 2002, Eric H. Lindquist, as Successor Trustee, executed a
<br />Notice of Default pursuant to which notice was given to Rene 0. Navarro and Sheila J. Navarro,
<br />a/k/a Sheila J. Kraft, husband and wife, Trustors, under that certain Deed of Trust recorded on
<br />December 23, 1998 as Instrument No. 98- 112725 of the Mortgage Records in the office of the
<br />Register of Deeds of Hall County, Nebraska, covering that certain premises described as:
<br />Lot Nine (9), Block Eleven (11), Boggs and Hill's Addition to the City of Grand Island,
<br />Hall County, Nebraska,
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on August 14, 2002 as Instrument No. 2002 -08535 of the Miscellaneous
<br />Records of said County.
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Section 76 -1008 R.R.S. Nebraska.
<br />Subsequent thereto, beginning on January 7, 2003, Grantor caused to be published in The
<br />Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska, a
<br />Notice of Trustees Sale setting forth a description of the property to be sold and stating that the
<br />described property would be sold at public auction to the highest bidder for cash or certified or
<br />cashier's check, at the lower level lobby of the Hall county Courthouse, I" & Locust Street, Grand
<br />Island, Hall County, Nebraska, at 10:00 a.m. on February 19, 2003. Publication of such notice was
<br />made for five consecutive weeks on January 7, 2003, January 14, 2003, January 21, 2003, January
<br />28, 2003 and February 4, 2003, the last publication being at least ten (10) days but not more than
<br />thirty (30) days prior to the date of sale.
<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Section 76 -1008
<br />R.R.S. Nebraska.
<br />Pursuant to said Notice of Trustee's Sale, John B. McDermott, attorney for Eric II.
<br />Lindquist, Successor Trustee, did at the time and place mentioned in said Notice of "rmstcc's Sale,
<br />offer said property for sale at public auction, and did sell the same to Wells Fargo Home Mortgage,
<br />Inc. for the sum of $63,559.34, it being the highest bidder therefor. Wells Fargo Home Mortgage,
<br />Inc. has assigned all of its right, Lille, and interest in and to such bid to Grantee.
