JOINT TENANCY WARRANTY DEED
<br />ELSIE BAXTER, a single person, by DARYL BAXTER, her Attorney -in-
<br />Fact, GRANTOR, in consideration of EIGHTY THOUSAND AND N01100 DOLLARS
<br />($80,000.00) received from GRANTEES, FREDERICK BEHRLE and SUZANNE
<br />BEHRLE, husband and wife, conveys to GRANTEES, as joint tenants with right
<br />of survivorship and not as tenants in common, the following described real
<br />estate (as defined in Neb. Rev. Stat. 76 -201):
<br />A Tract of Land Comprising the Westerly 187 Feet of the
<br />Northerly 465.88 Feet of the Northwest Quarter of the
<br />Northwest Quarter (NW'ZWI /,) of Said Section Three (3) ,
<br />Township Eleven (11) North, Range Ten (10) West of the
<br />6th P.M., Hall County, Nebraska.
<br />GRANTOR covenants (jointly and severally, if more than one) with GRANTEES
<br />that Grantor:
<br />(1) is lawfully seised of such real estate and that it is free
<br />from encumbrances;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend title to the real estate against
<br />the lawful claims of all persons.
