�m <br />rn L S!' ry <br />rrA <br />n '=1 <br />N <br />n Z3 �2N <br />i � v <br />Q <br />200302906 <br />NOTICE OF DEFAULT <br />The undersigned is the Trustee under a trust deed executed by Gregory M Powell and Stacy I.. <br />Powell husband and wife, as Trustors, on April 29. 1994 in which Five Points Bank A Nebraska / no <br />Corooration was named as Beneficiary. This trust deed was filed for record on April 29, 1994 as v <br />Instrument No. 94- 103528 in the records of the Register of Deeds of Hall County, Nebraska, and was re- <br />recorded on October l6, 2002 as Instrument No. 200211168 in the records of the Register of Deeds of <br />Hall County, Nebraska. The trust decd conveyed the following described real estate, the "trust property": <br />The West Fifty (50) feet of Lots Eight (8) and Nine (9), Court House Addition to the <br />City of Grand Island, Hall County, Nebraska. <br />Together with all the improvements now or hereafter erected on the property, and all easements, <br />appurtenances, and fixtures now or hereafter a part of the property, which were referred to in such Deed of <br />Trust as the "Property ". <br />Notice is hereby given that a breach of an obligation for which the trust property was conveyed as <br />security has occurred. The nature of such breach is as follows. (1) Failure to make payments of principal <br />and interest duc in respect to the Deed of Trust. <br />By reason of such default, the under signed Trustee hereby elects to sell or cause to be sold the above <br />real estate to satisfy the obligations of that certain Deed of'I'rust dated April 29, 1994, owing from Trustor <br />to Beneficiary pursuant to the terms of the Deed of Trust referred to above which secures this obligation. <br />The above debt will be assumed to be valid unless you notify the undersigned in writing that you <br />dispute the debtor any portion thereof within thirty (30) days from your receipt of this notice. If you notify <br />the undersigned in writing within this tune period, he will mail you a verification of the debt. In addition, <br />if the original creditor is different from the above -named creditor, the name and address of the original <br />creditor will be provided to you if you request this information in writing from the undersigned within thirty <br />(30) days from your receipt of this notice.
