<br />all in Evan's Addition to the City of Grand Island, Nebraska, and part of the
<br />Northeast Quarter of the Northwest Quarter (NEY4NWY4) of Section 15, Township
<br />11 North, Range 9, West of the 6" P.M., in Hall County, Nebraska, more particularly
<br />described as follows: Beginning at a point on the Southerly line of Fourth Street,
<br />said point being 15.49 feet West of the Northwest corner of said Block 18, Evan's
<br />Addition; thence Southerly parallel to the West line of said Block 18, a distance of
<br />299.89 feet to a point on the Northerly U.P.R.R. right of way line; thence deflecting
<br />left 89 °41' and running Easterly alongg said U.P.R.R. right of way line, a distance of

<br />thence running Northeasterly along the arc of a curve whose radius is 341.77 feet
<br />(initial tangent of which forms an angle of 90 °00' to the last described course) a
<br />distance of 76.8 feet; thence running Northeasterly along said U.P.R.R. right of way
<br />line and along the arc of a curve whose radius is 1,096.0 feet (initial tangent of
<br />which forms a deflection angle of 33 °18' left from the final tangent of the last
<br />described curve) a distance of 403.22 feet to the Southerly line of said Fourth
<br />Street; thence Westerly along said Southerly line of Fourth Street, a distance of
<br />429.49 feet to the place of beginning and containing 1.843 acres, more or less.
<br />Grantor covenants with the Grantee that Grantor:
<br />is lawfully seised of such real estate and that it is free from encumbrances except
<br />easements, covenants, and restrictions of record;
<br />has legal power and lawful authority to convey the same;
<br />warrants and will defend the title to the real estate against the lawful claims of all
<br />persons.
