<br />WHEREAS, Grantor is willing to grant Grantees a permanent easement for ingress and
<br />egress to Grantees' property. Said easement shall allow Grantees access to their property from
<br />the public road. Grantor agrees to maintain said driveway during its existence.
<br />THEREFORE, IT IS AGREED AS FOLLOWS:
<br />In consideration of the sum of One Dollar ($1.00) and other good and valuable
<br />consideration, receipt of which is hereby acknowledged, Grantor does hereby grant to the
<br />Grantees, their successors and assigns, a perpetual nonexclusive easement for ingress and
<br />egress only, over and upon the real estate described below. Grantees hereby agree to hold and
<br />save the Grantor harmless from any and all claims of Grantees or third parties arising from
<br />Grantees' use of the rights herein granted. Said easement shall consist of a strip of land
<br />approximately thirty feet (30') wide along the entire Northerly boundary of the following described
<br />real estate. Grantor further agrees to maintain the driveway over Grantor's said real estate. Said
<br />easement shall be over and upon the following described real estate:
<br />A tract of land comprising a part of the Southwest Quarter of the Northwest Quarter
<br />(SW1 /4NW1 /4) of Section Twenty Four (24), Township Eleven It 1) North, Range
<br />Nine (9), West of the 6t' P.M., Hall County, Nebraska, said tract being more
<br />particularly described as follows: With reference to the Southwest corner of said
<br />SW1 /4NW1/4; thence running on an assumed bearing of N 00o 00'00" E on the
<br />West line of said SW1 /4NW1/4 for a distance of 260.00 feet to the actual POINT
<br />OF BEGINNING, thence S 89056'58" E parallel with the North line of said NW1 /4
<br />for a distance of 528.00 feet; thence N 00°00'00" E for 165.00 feet; thence N
<br />89- 56'58" W for 528.00 feet to a point on the West line of said SW1 /4NW1/4;
<br />thence S 00°00'00" E on the West line of said SW1/4NW114 for a distance of
<br />165.00 feet to the POINT OF BEGINNING, said tract containing 2.000 acres more
<br />or less.
<br />This easement shall be a perpetual easement, to run with the land.
