<br />of Eighty -seven Thousand Dollars ($87,000.00) received from GRANTEE, Craig Rex Edwards, a
<br />single person, conveys to GRANTEE the following described real estate (as defined in Neb. Rev.
<br />Stat. 76 -201):
<br />A tract of land located in the Southeast Quarter of the Southwest Quarter
<br />(SEl /4SW1 /4) of Section Four (4), Township Eleven (11) North, Range Nine (9)
<br />West of the 6" P.M., in IIall County, Nebraska, and more particularly described as
<br />follows: Beginning at a point on the South line of said Section Four (4), which point
<br />is located One Thousand Three Hundred Eighty Seven (1,387.0) feet East of the
<br />Southwest comer of said Section Few (4), thence deflecting 90 °44' left and running
<br />Northerly a distance of Four Hundred Seventy Three and Seven Tenths (473.7) feet
<br />to the South right of way line of the Chicago- Burlington and Quincy Railroads;
<br />thence deflecting right and running Southeasterly along said South right of way line
<br />a distance of Three Hundred Fifty Nine and Eight Tenths (359.8) feet; thence
<br />deflecting right and running Southerly a distance of Three Hundred Seventy Eight
<br />and Thirty Seven Hundredths (378.37) feet to the South line of said Section Four (4);
<br />thence deflecting right and running West along the said South line a distance of
<br />Three Htmdred'I bury Seven and Five Tenths (337.5) feet to the point of beginning.
<br />GRANTOR covenants (jointly and severally, if more than one) with the GRANTEE, that
<br />GRANTOR:
<br />(1) is lawfully seised of such real estate and that it is free from encumbrances subject to
<br />casements, reservations, covenants and restrictions of record;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend the title to the real estate against the lawful claims of all
<br />persons.
