John F. Brown and Joyce M. Brown, Husband and Wife GRANTORS, in consideration of One Dollar 6,5 0 <br />and other good and valuable consideration received from John F. Brown and Joyce M. Brown, <br />Trustees, or their successors in trust, under the JOHN F. BROWN LIVING TRUST, dated January 5, <br />2002, and any amendments thereto, and Joyce M. Brown and John F. Brown, Trustees, or their <br />successors in trust, under the JOYCE M. BROWN LIVING TRUST, dated January 5, 2002, and any <br />amendments thereto, as tenants in common, GRANTEES, convey to GRANTEES the following <br />described real estate (as defined in NEB. REV. Section 76 -201): <br />Lot 2, Minor Subdivision, as surveyed, platted and recorded in Hall County, Nebraska, <br />previously described as a tract of land comprising a part of the Northwest Quarter (NW 1/4) of <br />Section Twenty -six (26), Township Eleven (11) North, Range Ten (10) West of the 6'a P.M., <br />Hall County, Nebraska, and more particularly described as follows: Beginning at a point on the <br />north line of said Northwest Quarter (NW 1/4), said point begin two hundred seventy (270.0) <br />feet east of the northwest corner of said Northwest Quarter (NW 7/4); thence running easterly <br />along the north line of said Northwest Quarter (NW 1/4) a distance of two hundred seventy <br />(270.0) feet; thence running southerly, and parallel to the west line of said Northwest Quarter <br />(NW I/4), a distance of three hundred twenty three (323.0) feet; thence running westerly and <br />parallel to the north line of said Northwest Quarter (NW 1/4) a distance of two hundred seventy <br />(270.0) feet; thence running northerly and parallel to the west line of said Northwest Quarter <br />(NW 1/4) a distance of three hundred twenty three (323.0) feet to the point of beginning and <br />containing 2.00 acres, more or less, located in Hall County, Nebraska. <br />Grantors covenant, jointly and severally, with Grantees that Grantors are lawfully seized of such real <br />estate and that it is free from encumbrances, except those of record; have legal power and lawful <br />authority to convey the same; and warrant and will defend title to the real estate against the lawful <br />claims of all persons. <br />F�br.
