<br />real estate (as defined in Neb. Rev. Stat. 76 -201):
<br />Lot Eight (8), in Block Six (6), Kernchan and Decker's Addition to the
<br />City of Grand Island, Hall County, Nebraska. Together with one -half of
<br />vacated Monroe Street lying easterly of and adjacent thereto vacated by
<br />Ordinance No. 5880 filed September 16, 1975 in Book 29, Page 391 and all
<br />that part of vacated alley thereto vacated by Ordinance No. 5070 filed
<br />November 8, 1971 in Book 22, Page 306.
<br />GRANTOR covenants (jointly and severally, if more than one) with GRANTEE
<br />that GRANTOR:
<br />(1) It warrants that it will defend the title to the above real estate
<br />against the lawful claims of all persons claiming by, through and
<br />under grantor, but not otherwise;
<br />(2) That the real estate is free from encumbrances, except easements,
<br />restrictions, reservations, and covenants of record; and
<br />(3) By accepting this Special Warranty Deed, grantee acknowledges that
<br />he has had adequate opportunity to inspect the property conveyed
<br />herein as well as all improvements located thereon. Except as
<br />specifically set forth in this Special Warranty Deed this conveyance
<br />is made without warranty or representation, either express or implied
<br />and is on an "AS IS" and "WHERE IS" basis.
