<br />KNOW ALL MEN BY THESE PRESENTS THAT Louise M, McOstrich, a single person, herein csucil-
<br />the grantor whether one or more, in consideration of One Dollar and other valuable consideration received from grantees,
<br />do hereby Kant, bargain, sell, convey and confirm unto John W. Schultz Jr & Joyce J. Schultz, Husband and Wife, as joint
<br />tenants a:t right of survivorship, and not as tenants in common, the following described real property in Hall County,
<br />Nebraska:
<br />Lots Twenty (20) and Twenty One (21), Coach Place Subdivision, In the City of Grand Island, Hall
<br />County, Nebraska, excepting that part of Lot Twenty One (21), Coach Place Subdivision, in the City of
<br />Grand island, Hall County, Nebraska more particularly described as follows: Beginning at the
<br />Southwest corner of Lot Twenty One (21) and running along the westerly boundary line of said Lot 21,
<br />a distance of 17.15 feet, thence deflecting in a southeasterly direction and running parallel to the
<br />southerly boundary line of said Lot 11 to a point on the easterly boundary line of said Lot 21, thence
<br />deflecting in a southerly direction and running along the easterly boundary line or said Lot 21 a distance
<br />of 18.70 feet, thence deflecting in a northwesterly direction and running along the southerly boundary
<br />line or said Lot 21 to the point of beginning
<br />To have and to hold the above described premises together with all tenements, hereditaments, appurtenances and
<br />reservations thereto belonging unto the grantees and to their assigns, or to the hens and assigns of the survivor of them
<br />forever.
<br />And the grantor does hereby covenant with the grantees and with then assigns and with the heirs and assigns of
<br />the survivor of them that grantor is lawfully seized of said premises; that they are free from encumbrance except covenants,
<br />easements and restrictions of record; all regular taxes and special assessments, except those levied or assessed subsequent
<br />to date hereof; that ram
<br />or has good right and lawful authority to convey the same; and that grantor warrants and will
<br />defend the title to said premises against the lawful claims of all persons whomsoever.
<br />It is the intention of all parties hereto that in the event of the death of either of the grantees, the entire fee simple
<br />title to the real estate shaft vest in the surviving grantee.
