<br />Imogene Lechner and Ted Lechner, wife and husband, GRANTORS,
<br />in consideration of exchange of real estate with the GRANTEE,
<br />Jacqueline Hanover, convey to GRANTEE an undivided one -half
<br />interest in and to the following described real estate as defined
<br />in Section 76 -201 of the Revised Statutes of Nebraska, 1996,
<br />situated in Hall County, Nebraska, the legal description of which
<br />is contained in Exhibit A, attached and incorporated by reference,
<br />subject to covenants, restrictions, reservations, easements of
<br />record, visible easements and zoning laws, rules and regulations.
<br />GRANTORS covenant with GRANTEE, as follows:
<br />1. GRANTORS are lawfully seised of the real estate and the real
<br />estate is free from encumbrances;
<br />2. GRANTORS have legal power and lawful authority to convey the
<br />real estate to GRANTEE; and
<br />3. GRANTORS warrant and will defend title to the real estate
<br />against the lawful claims of all persons.
