<br />c Jacqueline Hanover, a single person, GRANTOR, in consideration
<br />of exchange of real estate with the GRANTEE, Imogene Lechner,
<br />conveys to GRANTEE an undivided 22.6 percent interest in and to the

<br />GRANTOR covenants with GRANTEE, as follows:
<br />1. GRANTOR is lawfully seised of the real estate and the real
<br />estate is free from encumbrances;
<br />2. GRANTOR has legal power and lawful authority to convey the real
<br />estate to GRANTEE; and
<br />3. GRANTOR warrants and will defend title to the real estate
<br />against the lawful claims of all persons.
