Grantor, Baker Development Co., Inc. owner of Lot Four (4) Indianhead Sixth Subdivision,
<br />Grand Island, Hall County, Nebraska, for itself, it successors, grantees, heirs and assigns for the
<br />consideration of One Dollar ($ 1.00) and other valuable consideration, receipt of which is hereby
<br />acknowledged, does hereby grant a perpetual easement to Indianhead Golf Club, L.L.C., and its
<br />grantees, successors, heirs and assigns, an easement for the erection and maintenance of an
<br />electrically lighted sign to indicate the location of Indianbead subdivision and Indianbead Golf
<br />Club, which casement shall be located over and across that portion of Grantor's real estate
<br />legally described as:
<br />Starting at the Southeast (SE) comer of Lot Four (4), Indianhead Sixth Subdivision as
<br />the point of beginning then traversing along the lot line North at a distance of Thirteen
<br />(13) feet, and then turning left 90 degrees and traversing West a distance of Three (3)
<br />feel, hence turning Left 90 degrees mid traversing South a distance of Thirteen (13) feet,
<br />to the South lot line of Lot Four (4) and then turning Left 90 degrees and traversing East
<br />a distance of'fhres (3) feet, back to the point of beginning.
<br />Grantor grants to Grantee an easement to the above described real estate for the purpose of
<br />erecting and maintaining a lighted sign upon the easement for the purpose of advertising the
<br />location of Indianhead Subdivision and Indianhead Golf Course. All costs associated with the
<br />erection and upkeep of the sign shall be at the Grantee's expense.
<br />Grantor further agrees that Grantor and its grantees, heirs and assigns, shall not plant any plants, -
<br />bushes, greenery or shrubbery or install any fence that will visually block the view of the sign
<br />upon the casement as it is viewed from the highway which lies directly south of this tract.
<br />As additional consideration for this agreement, Indianhead LLC and its grantees, heirs and
<br />assigns shall maintain the sign in good repair and shall maintain the public right -of -way
<br />between the sign and Schroeder Avenue. Grantor grants to Indianhead LLC, its grantees and
<br />assigns continuing access to the sigh of maintenance, repairs and upkeep.
