<br />(A) "Security Instrument" means this document, which is dated JANUARY 16, 2003, together with all
<br />Riders to this document.
<br />(B) "Borrower" is JOYCE C. CLAUSEN, A SINGLE WOMAN. Borrower is the trustor under this Security
<br />Instrument.
<br />(C) "Lender" is CHERRY CREEK MORTGAGE CO., INC.. Lender is a CORPORATION organized and
<br />existing under the laws of COLORADO. Lender's address is 3300 F. IST AVENUE, SUITE 460,
<br />DENVER, COLORADO 50206.
<br />(D) "Trustee" is TICOR TITLE INSURANCE COMPANY
<br />(E) "MFRS" is Mortgage Electronic Registration Systems, Inc. MFRS is a separate corporation that is acting
<br />solely as a nominee for Lender and Lender's successors mid assigns. MERS is the beneficiary under this
<br />Security Instrument. MERS is organized and existing under the laws of Delaware, mid has an addruss and
<br />telephone number of P.O. Box 2026, Flint, MI 48501 -2026, nel. ('888) 679 -MERS.
<br />(F) "Note" means the promissory note signcxl by Burrower and used JANUARY 16, 2003. The Note states
<br />that Rurrowcr owes Lender FORTY -TWO THOUSAND THREE HUNDRED AND 00 /100ths Dollars
<br />(U.S.$42,300.00) plus interest. Borrower has promised to pay this debt in regular Periodic Payments and to
<br />pay the debt in full not later than FEBRUARY 1, 2018.
<br />(G) "Property" means the property that is described below under the heading "Transfer of Rights in the
<br />property."
