<br />That Grantor, Wanda W. Hofrichter, aka Wanda Hofrichter, Trustee of the
<br />"Hofrichter Revocable Trust" dated August 11, 1983, as amended on August 24, 1992, in
<br />consideration of the sum of Seventy Six Thousand, Five Hundred Dollars ($76,500.00),
<br />receipt of which is hereby acknowledged, conveys to Loren Miller and Chloe Ann Miller,
<br />husband and wife, Grantees, as jointtenants with right of survivorship, and not as tenants
<br />in common, the following described real estate (as defined in Neb. Rev. Stat. Sec. 76 -201)

<br />Lots Seven (7), Eight (8), and Nine (9), Block Twenty Two (22), Maccoll &
<br />Leflang's Addition to the Village of Wood River, Hall County, NNebraska.
<br />Grantor covenants with the Grantees that Grantor:
<br />I. is lawfully seised of such real estate and that it is free from encumbrances except
<br />easements, covenants, and restrictions of record;
<br />2. has legal power and lawful authority to convey the same;
<br />3. warrants and will defend the title to the real estate against the lawful claims of all
<br />persons.
