<br />MICHAEL G. FAHEY, an unmarried person, Grantor, whether one or more, in consideration
<br />of Ten and no /100 Dollars ($10.00) and other good and valuable consideration received from
<br />Grantee, Preferred Enterprises, L.L.C., a Nebraska limited liability company, convey to Grantee
<br />the real estate (as defined in Neb. Rev. Stat. §76 -201) described as follows:

<br />Grand Island, Hall County, Nebraska; together
<br />with non - exclusive easement rights contained
<br />in Declaration of Easement dated August 12,
<br />1998, filed August 31, 1998, as instrument no.
<br />98- 108530, Hall County records
<br />Grantor covenants with Grantee that Grantor:
<br />1. is lawfully seized of such real estate and that It Is free from encumbrances except
<br />easements, covenants and restrictions of record, taxes and special assessments, and the Deed
<br />of Trust dated December 10, 2001, filed December 20, 2001 as instrument no. 0200113127,
<br />executed by Michael G. Fahey and Richard J. Coenen, in favor of Nebraska State Bank of
<br />Omaha, Trustee and Beneficiary, securing the sum of $573,967.00, which Grantee assumes and
<br />agrees to pay.
<br />2. has legal power and lawful authority to convey the same;
<br />3. warrants and will defend the title to the real estate against the lawful claims of all
<br />persons claiming the same or any part thereof by, through, or under Grantor.
