<br />Eldon L. Kroeger and Peggy J. Kroeger, husband and wife,
<br />as joint tenants with rights of survivorship and not as tenants in common,

<br />P.M., Hall County, Nebraska, and the Southeast Quarter of the Southeast Quarter,
<br />South of the Platte River in Section 29, Township 10 North, Range 9 West of the 6th
<br />P.M., Hall County, Nebraska.
<br />GRANTOR covenants (jointly and severally, if more than one) with GRANTEES that
<br />GRANTOR:
<br />1. is lawfully seized of such real estate and that it is free from encumbrances;
<br />2. has legal power and lawful authority to convey the same;
<br />3. warrants and will defend tide to the real estate against the lawful claims of all persons.
