<br />Ziller Tile, Inc., a /k /a Ziller Tile Incorporated, a Corporation
<br />organized and existing under the laws of Nebraska, GRANTOR, in
<br />consideration of correcting title, conveys to J & B Rentals, c
<br />L.L.C., a Nebraska limited liability company, the following
<br />described real estate (as defined in Neb. Rev. Stat. 76 -201):
<br />Tract 1: Fractional Lot 1 in Block 8 in Kernohan and
<br />Decker's Addition to the City of Grand Island, Hall
<br />County, Nebraska, and Lot One (1) of Block Twenty
<br />(20) of the Bonnie Brae Addition to Grand Island,
<br />all in the City of Grand Island, Hall County,
<br />Nebraska excepting therefrom a tract of land more
<br />particularly described in Warranty Deed recorded as
<br />Document No. 90- 107341.
<br />GRANTOR covenants (jointly and severally, if more than one) with
<br />GRANTEE that GRANTOR:
<br />(1) is lawfully seised of such real estate and that it is
<br />free from encumbrances except for covenants, restrictions
<br />and easements of record;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend title to the real estate against
<br />the lawful claims of all persons.
