<br />CITIFINANCIAL, INC, organized and existing under the laws of the State of Maryland, GRANTOR,_ _

<br />Grand Island, Hall County, Nebraska.
<br />GRANTOR covenants (jointly and severally, if more than one) with GRANTEE that GRANTOR:
<br />(1) It is seized and possessed of the said land and has a right to convey it, and warrants the
<br />title against the lawful claims of all persons claiming by, through and under it, but not
<br />further otherwise; and
<br />(2) That the real estate is free from encumbrances, except easements, restrictions,
<br />reservations, and covenants of record; and
<br />(3) By accepting this Special Warranty Deed, Grantee acknowledges that he has had
<br />adequate opportunity to inspect the property conveyed herein as well as all improvements
<br />located thereon. Except as specifically set forth in this Special Warranty Deed this
<br />conveyance is made without warranty or representation, either expressed or implied and is
<br />on an "AS IS" and "WHERE IS" basis.
