<br />Grantor, pursuant to power of sale provisions contained in the Last Will and Testament of Decedent
<br />filed in the Hall County Court, No. PR 04 -170, in consideration of One Dollar ($1.00), and other o
<br />good and valuable consideration, receipt of which is hereby acknowledged, conveys to, Teresa S.
<br />Picthall, Grantee, the following described real estate (as defined in Neb. Rev. Stat. 76 -201):
<br />Part of Block Ten (10), of Morris Fifth Addition to the City of Grand Island, Hall
<br />County, Nebraska, described as follows: Beginning 70 feet Easterly of the Northeast
<br />corner of Lot One (1), Block Seven (7), Morris Fifth Addition on the Southerly line
<br />of extended 18 'h Street; thence Easterly a distance of 70 feet along and upon the
<br />Southerly line of extended 18' Street; thence Southerly and parallel to the East line
<br />of said Lot One (1) Block Seven (7), Morris Fifth Addition, a distance of 130 feet;
<br />thence Westerly parallel to the South line of extended 18' Street, a distance of 70
<br />feet; thence Northerly and parallel to the East line of said Lot One (1), Block Seven
<br />(7), Morris Fifth Addition, a distance of 130 feet to the point of beginning.
<br />subject to easements, covenants, and restrictions of record.
<br />Grantor covenants with Grantee that Grantor has legal power and lawful authority to convey the
<br />same.
