<br />SURVIVORSHIP WARRANTY DEED
<br />STEPHEN E. FITZGERALD and COLLEEN G. FITZGERALD, husband and
<br />wife, each in his and her own right and as spouse of the other, herein called the Grantors,
<br />in consideration of the sum of NINETY -FOUR THOUSAND AND 00 /100 DOLLARS
<br />($94,000.00) received from Grantees, do grant, bargain, sell, convey and confirm unto
<br />SCOTT E. DOMINICK and CARLA M. DOMINICK, husband and wife, as joint tenants
<br />with right of survivorship and not as tenants in common, the following described real
<br />estate situated in Hall County, Nebraska:
<br />The West Thirty -Six Feet and Eight Inches (W36'8 ") of Lot Six (6),
<br />Block Thirty -Four (34), Original Town, now City of Grand Island,
<br />Hall County, Nebraska.
<br />TO HAVE AND TO HOLD the above described premises together with all
<br />tenements, hereditaments and appurtenances thereunto belonging unto the Grantees and
<br />to their assigns, or to the heirs and assigns of the survivor of them forever.
<br />And Grantors do hereby covenant with the Grantees that Grantors are lawfully
<br />seized of said premises, that they are free from encumbrance, except easements and
<br />restrictions of record; that Grantors have good right and lawfully authority to convey the
<br />same; and that Grantors warrant and will defend the title to said premises against the
<br />lawful claims of all persons whomsoever.
<br />It is the intention of all parties hereto that in the event of the death of either of the
<br />Grantees, the entire fee simple title to the real estate shall vest in the surviving Grantee.
