<br />Melissa A. Beberniss, Husband and Wife, in consideration of the sum of One Dollar
<br />($ 1 .00), receipt of which is hereby acknowledged, convey to Lanny E. Robinson and

<br />Grantors covenant with the Grantees that Grantors:
<br />Are lawfully seised of such real estate and that it is free from encumbrances
<br />except easements, covenants, and restrictions of record;
<br />2. Have legal power and lawful authority to convey the same;
<br />3. Warrant and will defend the title to the real estate against the lawful claims of
<br />all persons.
