<br />or about February 27, 2002, make, execute and deliver unto Commercial Federal Bank, a Federal Savings Bank,
<br />Trustee, a Deed of Trust wherein said Trustors conveyed the following- described real property:
<br />The West Half (W 1/2) of the North Twenty -Eight (28) feet of Lot Three (3) and
<br />the West Half (W1 /2) of Lot One (1) in Block Twenty (20) in Scarffs Addition to
<br />West Lawn, in the City of Grand Island, Hall County, Nebraska
<br />as security for repayment of a loan which the Trustors obtained from Major Mortgage, Beneficiary of said Deed of
<br />Trust which was recorded on March 7, 2002, in the office of the Register of Deeds of Hall County, Nebraska, as
<br />Instrument No. 0200202538.
<br />On or about February 27, 2002, Major Mortgage, Beneficiary, assigned all of its right, title and beneficial
<br />interest in the Deed of Trust to Mortgage Electronic Registration Systems, Inc. The Assignment was recorded June 3,
<br />2002, in the office of the Register of Deeds of Hall County, Nebraska, as Instrument No. 0200205890.
<br />You are further notified that there has occurred a breach of an obligation of the Trustors for which the Trust
<br />property was conveyed as security, to -wit, that the Trustors have failed to pay the Beneficiary payments that were
<br />contractually due.
<br />You are further notified that the Beneficiary has elected to declare the entire unpaid principal balance, together
<br />with interest thereon, at once due and payable, and the Trustee has elected to sell or cause to be sold the real property
