<br />CORPORATE WARRANTY DEED
<br />THELEN GRAIN COMPANY, A Corporation organized and existing
<br />under and by virtue of the laws of the State of Nebraska, for and
<br />in consideration of F OUk. THOUSAND i3INE HUNDRED NINETY-THREE DOL..I.ARS
<br />FIFTEEN CENTS ($4,993.15), receipt of which is hereby acknowledged,
<br />does hereby convey to EVA M. HEMINGER, Trustee, Grantee, the
<br />following described real estate in Wood River, Hall County,
<br />Nebraska:
<br />All of Lot Twelve (12) and the approximate East Half (E1 /2) of
<br />Lot Eleven (11), Thelen Subdivision, First Addition, to the
<br />City of Wood River, Hall County, Nebraska, 0s -^r=
<br />particularly described on the attached Survey marked Exhibit
<br />"A" and incorporated herein by reference,
<br />together with all tenements, hereditaments, and appurtenances to
<br />the same belonging, and all the estate, title, interest, claim or
<br />demand whatsoever of said Grantor, of, in or to the same, or any
<br />part thereof; subject to easements and restrictions of record.
<br />Grantor covenants with the Grantee that Grantor:
<br />(1) is lawfully seized of such real estate and that it is
<br />free from encumbrances except street improvement assessments for
<br />District 2002 -1 and sewer and water assessments against said lots
<br />that Grantee assumes;
<br />(2) has good right and lawful authority to sell the same;
<br />(3) warrants and will defend the title to the real estate
<br />against the lawful claims of all persons.
<br />IN WITNESS WHEREOF, THELEN GRAIN COMPANY has caused these
<br />presents to be signed by its Vice - President this /00 day of
