<br />Richard F. Ness, Jr. and L. Nohemy Ness, husband and wife, GRANTOR, in
<br />consideration of One Dollar ($1.00) and other good and valuable consideration, conveys to
<br />GRANTEE, Alan Gibreal, a single person, the following described real estate (as defined in /p , S

<br />follows, to -wit:
<br />Commencing at a point on the Easterly boundary line of said Lot Nine (9), which point
<br />is Forty (40) feet Northerly from the Southeasterly corner of said Lot; running thence
<br />Westerly parallel with the Southerly boundary line of said Lot, for a distance of Sixty -
<br />six (66) feet; running thence Northerly parallel with the Easterly boundary line of said
<br />Lot for a distance of Sixty -three (63) feet; running thence Easterly, parallel with the
<br />Southerly boundary line of said Lot for a distance of Sixty -six (66) feet to the Easterly
<br />boundary line of said Lot; running thence Southerly along and upon the Easterly
<br />boundary line of said Lot for a distance of Sixty -three (63) feet to the Place of
<br />Beginning.
<br />GRANTOR covenants (jointly and severally, if more than one) with GRANTEE
<br />that GRANTOR:
<br />is lawfully seized of such real estate and that is free from encumbrances, EXCEPT
<br />subject to easements, reservations, and restrictions of record;
<br />2. has legal power and lawful authority to convey the same;
<br />3. warrants and will defend title to the real estate against the lawful claims of all
<br />persons.
