GNR Development Corp. of Hastings, Nebraska, a Nebraska Corporation, by and through its president, C\��
<br />Grantor, and existing under and by virtue of the laws of the State of Nebraska in consideration of Fifteen
<br />Thousand Nine Hundred and no/100, ($15900.00), received from Curtis L Smith and Christine A. Smith,
<br />husband and wife as joint tenants not tenants in common, hereinafter collectively called "Grantee ", convey to

<br />Grantor covenants (jointly and severally, if more than one) with the Grantee that Grantor:
<br />(1) is lawfully seized of such real estate and that it is free from encumbrances subject to easements,
<br />reservations, covenants and restrictions of record.
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend the title to the real estate against the lawful claims of all persons.
