<br />Glenn H. Schwarz, a single person, GRANTOR, in consideration of exchange of property, received

<br />P.M., in Hall County, Nebraska, more particularly described as follows: Beginning
<br />at a point on the Northerly right -of -way line of the Union Pacific Railroad, Twenty -
<br />two Hundred Seventy -seven and Ninety -two Hundredths (2277.92) feet
<br />Southwesterly from the point at which the East line of said Section Twenty -seven
<br />(27) intersects said right -of -way line, to a point Eight Hundred Twenty -one and
<br />Seven Tenths (821.7) feet Northeasterly from the West line of said Southeast Quarter
<br />(SE 1 /4); thence Northwesterly perpendicular to said right -of -way line, a distance of
<br />One Hundred Sixty -four (164) feet; thence Southwesterly parallel to said right -of-

<br />of beginning, containing 41.043 acres, more or less.
<br />GRANTOR covenants (jointly and severally, if more than one) with the GRANTEE that
<br />GRANTOR:
<br />(1) is lawfully seised of such real estate and that it is free from encumbrances subject to
<br />easements, reservations, covenants and restrictions of record;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend the title to the real estate against the lawful claims of all persons.
