Trustors, did on or about August 6, 1993, make, execute and deliver unto Columbus Federal Savings Bank, Trustee, a Deed of Trust wherein said Trustors conveyed the following- described real property: The North One Half (N1 /2) of Lot Thirteen (13) and all of Lot Fourteen (14), in Block Three (3), Lambert's Second Addition to the City of Grand Island, Hall County, Nebraska as security for repayment of a loan which the Trustors obtained from Columbus Federal Savings Bank, Beneficiary of said Deed of Trust which was recorded on August 6, 1993, in the office of the Register of Deeds of Hall County, Nebraska, as Instrument No. 93- 106705. Said Deed of Trust was modified by Loan Modification Agreement, recorded on April 14, 2004, as Instrument No. 0200403641. On or about August 17, 1993, Columbus Federal Savings Bank, Beneficiary, assigned all of its right, title and beneficial interest in the Deed of Trust to Principal Mutual Life Insurance Company. The Assignment was recorded August 30, 1993, in the office of the Register of Deeds of Hall County, Nebraska, as Instrument No. 93- 107470. On or about May 18, 1994, Principal Mutual Life Insurance Company, Beneficiary, assigned all of its right, title and beneficial interest in the Deed of Trust to Principal Residential Mortgage, Inc. The Assignment was recorded August 24, 1994, in the office of the Register of Deeds of Hall County, Nebraska, as Instrument No. 94- 107056. Camille R. Hawk, Attorney at Law, has been appointed Successor Trustee, pursuant to a Substitution of Trustee filed for record with the Register of Deeds of Hall County, Nebraska. You are further notified that there has occurred a breach of an obligation of the "Trustors for which the Trust property was conveyed as security, to -wit, that the Trustors have failed to pay the Beneficiary payments that were contractually due.
