<br />DESCRIPTION OF COLLATERAL
<br />Debtor hereby grants to Secured Party a security interest in the Collateral referred to in this Security
<br />Agreement, which consists of the following described property, together with all other personal property and
<br />equipment, of whatever nature or kind, now owned or subsequently acquired by Debtor, including all
<br />substitutions, accessions, repairs, replacements, and additions thereto (including the proceeds of sales thereof),
<br />and all products thereof, whether installed, affixed, attached, kept, or situated on, to or at the Real Property
<br />( "Property") described in this Security Agreement and used, acquired, or produced in connection with the
<br />operation of the improvements, and such Collateral includes, but is not limited to:
<br />1. All buildings, structures, tenements, improvements, fixtures, and appurtenances now or
<br />hereafter placed thereon, including, but not limited to, all fixtures, apparatus, machinery, equipment, engines,
<br />boilers, incinerators, building materials, appliances and goods of every nature whatsoever now or hereafter
<br />located in, or on, or used, or intended to be used in connection with said Property, including, but not limited to,
<br />those for the purposes of supplying or distributing air cooling, air conditioning, gas, electricity, water, air,
<br />refrigeration, ventilation, laundry, drying, dishwashing, garbage disposal and other services; and all related
<br />machinery and equipment, fire prevention and extinguishing apparatus, security and access control apparatus,
<br />plumbing, bathtubs, water heaters, water closets, sinks, ranges, stoves, refrigerators, dishwashers, disposals,
<br />washers, dryers, awnings, storm windows, storm doors, screens, blinds, shades, curtains and curtain rods,
<br />mirrors, cabinets, paneling, rugs, attached floor coverings, furniture, pictures, and pool equipment.
<br />2. All cabinets, shelving, furniture, displays, lights, machinery, and other trade fixtures attached
<br />or otherwise installed on said Property used for a trade or business.
<br />3. All royalties, minerals, oil and gas rights and profits, water and water rights (whether or not
<br />appurtenant) owned by Debtor and shares of stock pertaining to such water or water rights, ownership of which
<br />affects said Property.
<br />4. Any and all awards, including interest, previously and hereafter made to Debtor for taking by
<br />condemnation or eminent domain of the whole or any part of the Property or any easements therein.
<br />All of Debtor's interest in the following as owned by Debtor and used in connection with the
<br />Property:
<br />a. All existing and future leases, rents, issues and profits and all security deposits from
<br />tenants, lessees, or other space- occupiers;
<br />b. All policies of insurance and all proceeds, loss payable clauses, and premium
<br />refunds, and all claims relating thereto;
<br />C. All operating or management or supervision agreements; and
<br />d. All income, rents, issues, profits, and proceeds from the Property, subject, however,
<br />to the right, power, and authority conferred upon Debtor and/or Secured Party to collect and apply
<br />such income, rents, issues, profits and proceeds as set forth in the Deed of Trust between Debtor and
<br />Secured Party of even date therewith.
