200408683 5. The following standards shall be applicable to all dwelling units constructed within the Properties: (a) The minimum floor area for any dwelling structure, exclusive of basements, garages, porches, patios, decks or enclosed decks shall be One Thousand Five Hundred (1,500) square feet above ground. (b) Setbacks of dwellings from the lot lines shall be as required by the Amick Acres West Homeowners Association, Inc. Restrictive Covenants and Conditions recorded as Document No. 97 -11033 in the office of the Hall County Register of Deeds. (c) All exterior colors shall be aesthetically pleasing and shall not include any loud, bright or obnoxious color schemes. The change of any exterior color of any dwelling structure shall be approved by the Association in writing. (d) Unless the Association shall otherwise permit due to extraordinary circumstances, any dwelling unit shall be completed within twelve (12) months after the commencement of construction. (e) Owner shall comply with all other requirements imposed by Amick Acres West Homeowners Association, Inc. Restrictive Covenants and Conditions appearing in that instrument recorded as Document No. 97 -11033 in the office of the Hall County Register of Deeds and applicable regulations imposed by Hall County, Nebraska. 6. The following standards shall be applicable to the construction and installation of improvements other than the dwelling unit. (a) Fencing shall not be constructed without the prior consent of the Association and such approval may be conditioned upon Owner's payment of all Association expenses attributable to the construction of such fence, including increased operating expenses associated with the construction and maintenance of the fence. (b) Accessory structures such as storage sheds, playhouses or detached garages must be first approved by the Architectural Committee of Amick Acres West Homeowners Association, Inc. and the Association. (c) Plans and specifications for the construction and placement of all dog kennels shall be first approved by the Architectural Committee of Amick Acres West Homeowners Association, Inc. and the Association. (d) No digital satellite dish larger than twenty inches in diameter shall be permitted and any such permitted satellite dish shall be located and screened so as to be as unobtrusive as is reasonably possible. (e) No motor homes, campers, semi - trucks, boats or other recreational vehicles of whatever kind or description shall be parked upon any driveway located upon the properties for any period in excess of twenty -four (24) hours. 3
