The GRANTOR does forever dedicate said described real estate
<br />to be added to Lot Twelve (12), Thelen Subdivision, First Addition,
<br />to the City of Wood River, Hall County, Nebraska, and that the
<br />above - described East Half (E1 /2) of Lot Eleven (11), together with
<br />Lot Twelve (12) shall hereinafter be considered to be one building
<br />lot and by these presents do forever prohibit and restrict any
<br />future conveyance of the above - described real estate that would in
<br />any way reduce the size or dimension of the newly created building
<br />lot. The undersigned GRANTOR does further declare that the
<br />prohibition and conditions set forth herein shall be binding upon
<br />the GRANTOR, its grantees, heirs, devisees, successors and assigns,
<br />and shall be covenants that forever run with the land described
<br />herein.
