<br />David V. Lofgreen, aka David Volney Lofgreen, a single person,
<br />GRANTOR, in consideration of formation of limited liability
<br />company, conveys to Le Meridien, L.L.C., a Nebraska limited
<br />liability company, GRANTEE, the following described real estate (as
<br />defined in Neb. Rev. Stat. 76 -201):
<br />Part of the Northeast Quarter of the Southeast Quarter
<br />(NE1 /4 SE1 /4) of Section Thirteen (13), in Township
<br />Eleven (11) North, Range Ten (10) West of the 6th P.M.,
<br />Hall County, Nebraska, more particularly described as
<br />follows, viz: Commencing at the Northeast corner of the
<br />Northeast Quarter of the'Southeast Quarter (NE1 /4 SE1 /4)
<br />of said Section, running thence South along the East line
<br />of said Section for a distance of 148.5 feet, running
<br />thence West at right angles for a distance of 290.0 feet,
<br />running thence North at right angles for a distance of
<br />152.0 feet to the North line of said Southeast Quarter
<br />(SE1 /4) of said Section, and running thence East along
<br />the North line of said Southeast Quarter (SE1 /4), for a
<br />distance of 290.0 feet to the place of beginning, all in
<br />Hall County, Nebraska, EXCEPTING a certain tract more
<br />particularly described in Warranty Deed recorded as
<br />Document No. 94- 108121.
<br />GRANTOR covenants (jointly and severally, if more than one) with
<br />GRANTEE that GRANTOR:
<br />(1) is lawfully seised of such real estate and that it is
<br />free from encumbrances except for covenants, restrictions
<br />and easements of record;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend title to the real estate against
<br />the lawful claims of all persons.
