<br />ROBERTA E. COOK STEW.ART, a widow, Grantor, in consideration of One Dollar
<br />($1.00) and other valuable consideration, received from Grantees, JAMES W. NIKKILA
<br />and CHERI K. NIKKILA, husband and wife, conveys to Grantee, as Joint Tenants with
<br />rights of survivorship and not as Tenants in Common, the following described real estate
<br />(as defined in Neb. Rev. Stat. Section 76 -201) in Hall County, Nebraska:
<br />A tact of land known as an island or towhead lying north of Lots Six (6) and
<br />Seven (7) in Section Seventeen (17), Township Nine (9) North, Range
<br />Eleven (11), West of the 6th P.M., Hall County, Nebraska, more particularly
<br />described as follows: Beginning at the Southwest corner of said Section
<br />Seventeen (17), thence northerly along the westerly line of said Lot Six (6),
<br />a distance of 1,420.3 feet to the meander corner; thence deflecting right
<br />49 037' and in a northeasterly direction, 266.5 feet, (assuming said line
<br />being N48 °33'E); thence N40 °36'E, a distance of 453.4 feet; thence
<br />N44033'E, a distance of 260.2 feet; thence N39019'E, a distance of 34.8
<br />feet; thence N53001'E a distance of 125.3 feet to a point on center of
<br />County Road right -of -way. this heing the ACTUAL PLACE OF BEGINNING;
<br />thence N77020'E, a distance of 275.8 feet; thence N86026'E, a distance of
<br />459 feet; thence N80004'E, a distance of 322.3 feet; thence N77026'E, a
<br />distance of 235.4 feet; thence S83044'E, a distance of 410 feet to a point on
<br />the north bank of a Dry Channel; thence S78005'E, a distance of 382 feet to
<br />the centerline of said Dry Channel; thence S74027'W 1,025.6 feet, thence
<br />S74050'W, a distance of 208.0 feet to a point on the center of the County
<br />Road right -of -way; thence N18015'W, a distance of 490.5 feet to the
<br />ACTUAL PLACE OF BEGINNING and containing 14.501 acres more or
<br />less plus accretion to the center of the Middle Channel of the Platte River.
<br />Grantor covenants (jointly and severally, if more than one) with the Grantee that Grantor:
<br />(1) is lawfully seised of such real estate and that it is free from encumbrances subject
<br />to easements, reservations, covenants and restrictions of record;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend the title to the real estate against the lawful claims of all
<br />persons.
