200407841 <br />SPECIAL WARRANTY DEED <br />This Deed is made and entered into this 23 day of June _,2004 by and between <br />CENDANT MOBILITY FINANCIAL CORPORATION <br />a Delaware corporation, hereinafter collectively referred to as "Grantor ", and - JOSEPH D. POLLENTIER AND <br />LAUREL A. POLLENTIER. husband and wife as ioint tenants and not as tenants in common <br />of the County of Hall <br />State of Nebraska <br />"Grantee ", whether one or more. The mailing address of the Grantee is <br />Grand Island, NE 68803 <br />, hereinafter referred to as <br />4119 W. Faidley Avenue, <br />WITNESSETH, that the Grantors, for and in consideration of the sum of One <br />Dollars and other valuable considerations paid to the Grantor, the receipt of which is hereby <br />acknowledged, does by these presents GRANT, BARGAIN AND SELL, unto the Grantee, the following <br />described lots, tracts or parcels of land lying, being and situated in the County of Hall, and State of <br />Nebraska , to wit: <br />LOT TWENTY -THREE (23) IN WESTWOOD PARK FOURTH SUBDIVISION IN THE CITY OF GRAND <br />ISLAND, HALL COUNTY, NEBRASKA. <br />Subject to easements, conditions, restrictions and limitations of record. <br />To have and to hold the same; together with all rights and appurtenances to the same belonging, unto <br />the said Grantees, and to His /Her successors and assigns. It is the intention of all parties hereto that in <br />the event of the death of either of the Grantees, the entire fee simple title to the real estate shall vest in <br />the surviving Grantee. The said Grantor hereby covenanting that it and the successors and assigns of <br />such Grantor shall and will WARRANT AND DEFEND the title to the premises unto the said Grantees, <br />and to the successors and assigns of such Grantor forever, against the lawful claims of all persons <br />claiming by, through or under Grantor but none other, excepting, however, the general taxes for the <br />calendar year 2004 and thereafter, and special taxes becoming a lien after the date of this deed. <br />
